Lockhart, the town the Texas Legislature named the Barbecue Capital of Texas in 1999, was originally called Plum Creek, and the creek still winds along the edge of town. The land around it is classic Texas Blackland Prairie: a deep bed of dark, expansive clay at a gentle 541 feet of elevation, without the limestone shelf that props up foundations in the Hill Country to the west.

That clay is the whole story for Lockhart foundations. Blackland clay swells hard when it soaks up rain and shrinks just as hard in a Central Texas drought, and because the deposit runs deep, there is a lot of soil in play under every house. A typical failure pattern here starts at the perimeter. The clay along the edges of a slab dries and wets with each season while the soil under the middle stays more stable, so the edges sink and rise around a center that barely moves. Homeowners see cracked brick, doors that only stick in August, and floors that dip toward an exterior wall.

The flat prairie adds a second problem: water has nowhere to go. Lots around Lockhart hold rain instead of shedding it, and a slab with soaked clay on one side and dry clay on the other will tilt toward the wet side. The town's growth cuts both ways too. Older homes near the square ride on pier and beam foundations with decades-old cedar posts and shims, while some newer slabs on freshly graded fill are still settling into ground that was pasture a few years ago.
